Fees

You pay out of what you save

There is no upfront fee on either schedule and no fee at all if we do not obtain a reduction. Everything below is the whole price.

The schedule

Commercial, industrial, mixed use

Contingency on first-year savings

Standard
33% of first-year savings
Signed within 10 days of our written offer
30% of first-year savings
Three or more parcels
25% of first-year savings

The 10-day window runs from the timestamp on the engagement offer we send you. We do not restart it, and it is not a countdown on a page.

Residential

$199 flat, win only

  • $199 flat fee, charged only if we obtain a reduction.
  • No fee at all if we do not.
  • We take residential cases where the projected first-year saving is at least $700. Below that, the appeal is not worth your money and we will say so.

Every engagement runs 3 assessment years, with an annual review and refiling. There is no upfront fee on either schedule, and no outcome is guaranteed.

Where we say no

Two cases we turn down

No first-year savings. If a reduction in Assessed Value would not bring your Taxable Value down, the appeal changes nothing this year. We tell you that and stop. You do not go into a follow-up sequence.

Residential below $700. A $199 fee against a saving barely larger than it is not worth your money, so we do not take it.

Both of those are decisions the system makes on the server, from the numbers, before anybody talks to you.

What the fee buys

3 assessment years, with an annual review and refiling in each of them. One signed authorisation and one engagement letter.

No outcome is guaranteed, and a preliminary intake is not an engagement. Rollworth is not a law firm; matters that require legal representation are referred to an attorney.

Straight answers

Questions about the fees

What counts as first-year savings?

The reduction in tax for the first assessment year the appeal affects, calculated from the reduction in Taxable Value at the millage rate for your jurisdiction.

It is not a projection over the life of the engagement, and we do not bill against future years.

How does the 10-day rate work?

When we make you a written engagement offer, that offer carries a timestamp. If you sign within 10 days of it, the lower rate applies.

The window runs from our record of the offer. We do not restart it, and there is no timer on this website that can start it.

What if you do not get a reduction?

You owe nothing. That is what "no reduction, no fee" means, on both schedules.

There is also no upfront cost, so there is nothing to refund.

Are there filing costs on top?

Any third-party cost that would be charged to you is stated in the engagement letter before you sign it.

Nothing is added afterwards, and there is no charge for the initial assessment review.
